FAQ

What kind of space is this?

It's a basement workspace with two separate rooms: a small room of around 10 m² and a large room of around 25 m². Both are set up for professional, day-to-day use. It's not a classic office and not a coworking space — it's a workspace inside a lived-in home. That gives the place its own feel and context.

Who is the space for?

It's for freelancers and small teams looking for a consistent base: architects, design studios, therapists, coaches. Not aimed at hot-desking or occasional use. The space is made for people who actually want to work here.

Can the rooms be rented separately?

In principle, the two rooms are offered together as one workspace. In some cases the smaller room may be available separately — for example for therapy or solo work. This is always arranged individually. We prefer to discuss it in person to make sure the use remains logical within the whole.

How many people can use it?

Up to eight. The large room is arranged around a big table and works well for teams. The smaller room can function as a separate workspace, meeting room, or quiet spot. We're happy to discuss specifics if you're interested.

How are the rooms furnished?

The small room has a desk, an armchair and a two-seater sofa. It can be closed off and has shutters. The large room has plenty of natural light and is arranged around a big work table with chairs. There's also a small kitchen with cupboards, sink, dishwasher, fridge and microwave. The furnishing is functional and built for daily professional use.

What's included in the rent?

Water, electricity and internet are included. There's central heating, controlled centrally. The kitchen is free to use for normal everyday needs. The toilet is on the terrace outside. All the basics are there to work comfortably.

Is the internet fast enough for professional use?

Yes — it's fibre. Tenants have a dedicated internet line with their own wifi network, completely separate from the home upstairs. Video calls, large file transfers and intensive uploads are no problem.

Is it suitable for therapy or coaching?

Yes, especially the smaller room. It offers enough privacy for individual sessions. Sessions take place during normal working hours. Very intensive foot traffic or group sessions don't fit well with the space. We always discuss this before anything is agreed.

Is creative work allowed?

Creative work is welcome as long as it's quiet and non-disruptive — design work, writing, drawing, digital work. Activities that make a lot of noise are not suitable. This is not an atelier or rehearsal space. The focus is on concentrated work.

Is night work allowed?

The occasional late evening is fine. Structural night work or working deep into the night is not permitted — this is a lived-in home. We expect tenants to be mindful of this. Clear agreements matter.

Does anyone live in the building?

Yes — Jonas and Cosette live upstairs with their children Floor and Lenn, and their dog Imaz. The workspace is inside an occupied home. Personal, not anonymous. Mutual respect is part of the arrangement.

Is the workspace completely private?

The rented rooms are yours alone and are not shared with other tenants. We do occasionally need to pass through, as there are two separate storage rooms of ours in the basement. These are not part of the workspace itself. We move discreetly and always discuss this in advance.

Are there fixed working hours?

No strict hours — but we expect a normal workday rhythm. The space is made for day-to-day professional use. Very irregular or extreme hours don't fit here. We rely on mutual understanding.

Is there a terrace?

Yes, tenants can use the terrace. It's good for a break, a conversation, or just getting some air. The toilet is also on the terrace — which makes it perhaps the best reason to step outside for a moment. The terrace is part of the workspace.

How do you get here by public transport?

The workspace is in Borgerhout and easy to reach. The nearest tram stop is De Roma, served by trams 2 and 6. Zegel metro station is also within walking distance, with trams 3 and 5. Either way it's about five minutes on foot. Very convenient if you come by public transport.

Is there bicycle parking?

There are two bike racks in the street, used by local residents and visitors. Cycling is a convenient way to get here. There is no dedicated bike storage inside. We ask that bikes are parked outside.

What about car parking?

Parking in the area is limited. There is no private parking on site. If you come by car, availability on the street and surroundings is not guaranteed. We recommend cycling or public transport. Worth knowing before you come.

Is short-term rental possible?

While there is no permanent tenant, yes — we make the workspace available per half-day. Bookings are easy to make through the website. This is a temporary measure, not a coworking or flex concept. Once a permanent tenant is found, short-term rental stops.

What is the minimum rental period for long-term rental?

The minimum is six months. A year or longer is of course possible too. Other arrangements can be discussed. We prefer to talk through the rental period to make sure it fits how you plan to use the space.

Long-term rental creates clarity for both sides. That's why we like to talk through how you work and what you're expecting before anything is agreed.
