Who rents it out

The workspace is rented out by Jonas Smets as a private individual — not by the business Kattenberg 118. Address: Kattenberg 118, 2140 Borgerhout (Antwerp), Belgium. You can reach him at [email protected] or +32 456 56 80 05.

These terms apply to short-term rental by the half day or the day, booked via kattenberg118.be. For a permanent, longer-term rental we draw up a separate agreement.

What you rent

A workspace in the work area on the lower ground floor of the house, for the period you book:

• Half day (4 hours): €40
• Workday (8 hours): €80
• Full day (12 hours): €100

What's included

The price is all-in. Water, electricity, central heating and a dedicated fibre internet line with its own wifi are included, as are coffee, the kitchen with dishwasher, fridge and microwave, and the toilet on the terrace. Nothing is added on top.

Booking and payment

• You book online through the planner and pay straight away, online via Stripe.
• Your spot is only confirmed once the payment has gone through. You then receive a confirmation by email.
• If the payment fails or you abandon it, the spot is not held for you.

Cancelling and rescheduling

• Up to 24 hours before the start, you can cancel for free. You then get the full amount back.
• The refund is made manually, to the payment method you used, within 5 working days of your cancellation. How quickly it then appears in your account depends on your bank or card issuer.
• If you cancel less than 24 hours before the start, or don't show up, nothing is refunded.
• You can also move your booking to another time up to 24 hours before, as long as there is availability.
• Cancel or reschedule via the link in your confirmation email. If that doesn't work, email [email protected].
• If the landlord has to cancel your booking, you always get the full amount back.

No right of withdrawal

You rent the workspace for a fixed date and time. The statutory 14-day right of withdrawal that applies to distance purchases therefore does not apply. The cancellation policy above does let you cancel for free up to 24 hours before.

House rules

• You are working in a house where people also live. Respect the peace and privacy of the residents; the living areas are not accessible.
• Arrive and leave within the time you booked.
• Leave the workspace, kitchen and toilet as you found them.
• If you receive a key or access code, don't pass it on to anyone else, lock up when you leave and report a loss straight away.
• You rent the workspace for yourself. Subletting or handing your spot to someone else is not allowed. If you are seeing clients, mention it when you book.
• Preferably come by bike or public transport; parking nearby is limited.

Damage and liability

• Take good care of the space, the furniture and the facilities. If you cause damage, report it straight away. The cost of repair or replacement may be charged to you.
• Your own belongings remain your responsibility. Don't leave anything valuable unattended.
• If a facility such as the internet stops working, let us know straight away so we can fix it.
• The landlord's liability is limited to the amount you paid for the booking concerned, except in case of intent or gross negligence.

Privacy

What happens to your data when you book is explained in the privacy policy at kattenberg118.be/privacy. For the workspace rental, Jonas Smets is responsible for that data.

Governing law and disputes

These terms are governed by Belgian law. If something goes wrong, we first look for a solution together. If that fails, the courts of Antwerp have jurisdiction, without prejudice to the mandatory rules that apply to consumers.

This English version is a translation for convenience; in case of doubt, the Dutch text prevails.

These terms may change. Your booking is governed by the terms as they appeared on this page when you booked. The date at the top shows when the text last changed.
